Ian & Jennie 1st came to us in the fall of 2022 about a year after they were dropped by another builder who was planning to build their house. Also, they were newly pregnant with a due date for their little one in the fall of 2023. Time was of the essence, but we did have enough time. Having to move pretty quickly, we engaged in a cost-plus agreement with a rough budget to work from. Ian was great to work with and also wanted to put as much effort into the build as possible themselves. He had some equipment, so he was able to do some excavation and dirt moving, etc. Due to comprehensive planning and design involving some engineered lumber & point loads, things pretty well went as planned throughout the project. Budget actually ended up being a little scarce, so we did a few things like left the bonus room above the garage unfinished, the main garage largely unfinished, and the master shower without tile for the time being. Instead, some of those funds went into creating a tighter envelope and thermal performance and hydronic heating, etc. Complete with ICF walls in the basement, we were able to get about a 1.6 ACH blower door test. Code minimum is 3 ACH, so its truly fun to be able to say we can get 60% better air tightness than what code requires, and all without a lot of extra effort. Overall, Ian and Jennie were pleased and thankful for our efforts, but it was a classic case and stress of spending more than a bank provides.
