Major Home Renovations in Pinnacle Lane
Pinnacle Lane and Edinger Reno, 2018-2021, Mifflinburg, PA
For this series of signature projects, a super-friendly, outgoing client engaged us to vision-cast goals for renovating their entire house over a multi-year timespan. Each project was targeted to empower the client’s love of hosting.
2018
We began with a full kitchen remodel and a living room update. Features of this project included custom cabinets, quartz countertops with bar, large cabinet pantry, large-format tile with Schluter waterproofing, underlayment and uncoupling, and prefinished trim. We designed one-of-a-kind oak beam work for both the kitchen and vaulted living room ceilings. In the living room, we installed remote-controlled color LED lighting at the base of the vaulted ceiling, allowing client to display intriguing light shows.
2020 to 2021
In 2020, our client discovered water running down their front wall and leaking into the basement. This disaster resulted from a lack of three key ingredients in the original construction: no house wrap, no drainage plain for stone, and no kickout flashing (see blog for more details on this subject.) We opened the wall to reveal extensive rot and decay. We rebuilt sections of the front wall framing, then replaced the foyer window, installed a new high-end door assembly set in flashing, and finished the project with fresh mfc stone façade and a new front porch roof designed to protect the doorway. On the interior of the home, we completed miscellaneous wall finish and repaired damaged trim.
2020 to 2021
Because we’d torn up the inside of the front wall, our logical next move was to rebuild the interior finishes of the family and dining rooms, foyer, stairs, and second floor hall.
We installed a hardwood floor in the downstairs rooms, stair treads, and second floor hall. Our team completed the necessary electrical rebuild, painted, and installed trim to match the new kitchen. The foyer tile was retained in place. The new stairway and foyer also included custom wainscoting. Our client loves the custom look and enjoys playing their baby grand piano in the refreshed family room space.
2021
Segueing from the front area, we realized that the entire house was lacking critical water barrier house wrap. We chose to strip and replace all remaining exterior siding and facades. Scope included premium color Dutchlap vinyl siding, premium peel and stick house wrap, resetting all windows in proper flashing, integrating window flashing with the premium house wrap, installing exterior PVC window trim, and a bit of window head millwork. Our client now has peace of mind, knowing his wall assemblies will remain dry and stable for years to come.
2022
We are currently designing new outdoor living spaces for our client. Stay tuned!
