How Should I Approach the Design?

These connection points are called tie-ins:
- Rooflines: Joining new and old roofs takes careful framing and flashing, or leaks follow.
- Foundations: New footings must be dug below Pennsylvania’s frost line and tied in so the two structures don’t settle unevenly.

Will a Home Addition Raise My Property Taxes?
Usually, yes, so budget for it early.
In Pennsylvania, municipalities send your building permit to the county assessment office too. In some counties, a Certified Pennsylvania Evaluator visits the property to measure and record the improvements, then updates the assessed value. This new value is often called an “interim assessment,” and it can hit your tax bill partway through the year.
A few tips:
- Talk to your lender so your escrow account is ready for the higher bill.
- Watch your mail for a change of assessment notice. In Centre County, you have 40 days to appeal if the number seems off.
Rules vary by county, so check with your local assessment office.
Is a Home Addition a Good Investment?
It depends on how long you plan to stay.
According to Zonda’s 2025 Cost vs. Value Report, large interior projects like additions typically return less at resale than smaller exterior upgrades. As Zonda’s Todd Tomalak put it, interior projects “make the most sense for residents planning on staying in their homes” for the long haul.
